John Ross Condominiums

Gerding/Edlen and Williams & Dame formed a second joint venture to develop the John Ross condo tower FORMAL NAME? on the South Waterfront. At 31 stories - 325 ft. tall - the John Ross will house 286 residential units and 20,000 sq. ft. of retail space on the first level.

With GBD and Thompson Vaivoda & Associates Architects as the project's architects, Gerding/Edlen integrated an elliptical design intended to provide every unit with a view while minimizing the tower's impact on the environment and other nearby residential views.

"I think it's going to add a unique shape to the city's skyline and provide some variety," said Matt Swaim, project manager for general contractor Hoffman Construction.

In order to finish the project by an April 2007 deadline, Hoffman is building the $75 million project utilizing "top-down construction," which allows work on the upper stories to occur at the same time the underground parking is built. The ambitious schedule also requires a three-phased occupancy.

"It creates some logistical challenges on our end, but there's significant value for the owner so we want to make that happen for them," Swaim said.

With LEED gold certification as the goal, the design includes environmentally sensitive materials and finishes, an ecoroof and a stormwater management system that filters rainwater.

Its proximity to mass transit such as light rail and the streetcar and walking and biking paths is intended to create a pedestrian-friendly feel and reduce residents' need for automobiles.

John Ross, like its neighbor The Meriwether, is anticipated to capitalize on the South Waterfront's attractiveness as an asset for nearby Oregon Health & Science University. As Portland's largest employer, OHSU is striving to become an international bioscience research center.

"John Ross and The Meriwether are examples of how a partnership can do more than an individual can accomplish," Edlen says.
