The Armory

Along with developing the first LEED platinum condo tower in the nation, Gerding/Edlen is undertaking the country's first LEED platinum historic renovation.

When Hoffman and GBD finish the $28 million renovation in mid-2006, the 19th Century landmark in the heart of the Pearl District will serve as a new home for Portland Center Stage theater company, complete with a performing arts center and community meeting space.

Built in 1891 as the Oregon National Guard Armory, the structure will become a national model for sustainable historic renovations. Among other green features, it will boast a catchment system to harvest rainwater that can be used for plumbing. It also will incorporate a natural gas-fired microturbine and fuel cell for on-site electrical generation.

"It has tremendous meaning for Portland Center Stage and the arts in Portland," Saito said. He added that the building's rich heritage and the fight to retain and redevelop it add to its significance.

The structure sits on a 20,000-sq.-ft. footprint but is being renovated as a 55,000-sq.-ft. structure. "From a construction standpoint, it's literally like building a ship in a bottle," Saito said.

GBD's Beyl said each of the four projects reflect Gerding/Edlen's commitment to building the best projects possible while conserving natural resources.
