Condos Geared to New Buyers

Seattle - Vulcan Inc. is planning a new residential project in Seattle's South Lake Union neighborhood.

Vulcan and Group Health have signed a letter of intent to build a new headquarters for the health care cooperative.

The 72,500-sq.-ft development will include 90 condominiums featuring a mix of mezzanine and full height lofts, as well as 4,000 -sq.- ft. of retail.

Homes will be priced from the mid $200,000s and range from 680 to 1,100-sq.-ft.

Vulcan is planning to develop the building that will qualify for LEED certification.

The project team for the development includes Johnson Architecture and Planning and Walsh Construction. Vulcan's 2200 Westlake, at the corner of Westlake Avenue N. and Denny Way will feature 261 condominiums, a Whole Foods Market and Pan Pacific Hotel. More than 90 percent of the condominiums were sold within a month after sales first opened for 2200.

Vulcan is also planning a new 450,000-sq.-ft., mixed-use development located across the street from 2200, which is currently in the design stage. The 2201 Westlake project will include 20,000-sq.-ft. of retail, 300,000-sq.- ft. of office space and 150 residential units.

Vulcan Inc. is also planning to build a new headquarters for Group Health Cooperative in Seattle's South Lake Union neighborhood that will house Group Health's headquarters.

Under the terms of the agreement, which is subject to final approval from Group Health's member-governed Board of Trustees, Vulcan will develop a two-building, mixed use, 320,000-sq.-ft. project. Group Health will move its administrative headquarters from its current location at 6th Avenue and Wall Street in Seattle's Belltown neighborhood to the new location and lease 185,000-sq.- ft. as the anchor tenant.

Dunn to Build Marine Center

Seattle - The Seattle office of J. E. Dunn Construction, was awarded the construction contract for the Ted Stevens Marine Research Institute, to be located in Juneau, Ak. The institute is being developed and built by the National Oceanic and Atmospheric Administration (NOAA) for NOAA Fisheries.

J.E. Dunn is building a marine research center in Juneau.

The 65,000-sq.-ft. seawater research facility was designed by Anchorage based Livingston Slone, Inc. The program includes research and administrative offices, wet and dry laboratory spaces, meeting rooms, a library, and support spaces. Livingston Slone conducted programming workshops and stakeholder meetings to develop a design to meet the agency's changing research programs. In addition, they provided support materials for Congressional capital funding requests for the total project cost of $50.85 million. This current construction phase is estimated at $30 million.

J. E. Dunn will oversee all aspects of construction, subcontractors' contracts, as well as self perform the concrete and several other scopes of the work. The firms also handled all preconstruction services including participating in design coordination, ongoing and milestone design reviews, scheduling, estimating and value engineering exercises. The project broke ground in July 2005 and is on target for a November 2006 completion date.

Heart Center Breaks Ground

Seattle - St. Charles Medical Center's Heart Center and Medical Office Building broke ground in Bend, Ore. in late August. Scheduled for completion in 2006, the specialty medical office building will provide heart-related outpatient diagnostic and rehabilitation services while housing the clinical offices for the Heart Institute of the Cascades. The Center will offer patients a full spectrum of heart-related care in a single location.

Callison, a Seattle architectural design group, designed the facility to provide flexible spaces that will easily accommodate future changes in technology and services. Special home, lifestyle, and fitness services catered specifically to Heart Center patients will be located on the building's entry level. Callison provided master planning, site planning, programming, architectural design, and medical planning services for the 60,000-sq.-ft. building. The Heart Center and Medical Office Building is part of a five-year master plan expansion that will poise St. Charles to successfully support Central Oregon's growing healthcare needs.

Bardahl Develops Biodegradable Oil

Seattle - Bardahl introduced HydroClear Biodegradable Hydraulic Oil ISO 46, a soy-based, fully formulated, thermally stable fluid. HydroClear Biodegradable Hydraulic Oil is fully compatible with existing mineral based oils.

The product removes the risk and potential exposure of leaks or line breaks damaging environmentally sensitive projects sites and waterways without sacrificing performance. Projects in the Northwest that have used HydroClear Biodegradable Hydraulic Oil include the Snoqualmie Ridge II Drainage Pond drain installation, White River Habitat Enhancement - Engineered Log Jams, and the Redmond Main Transmission - Shoring Installation. The HydroClear product line is part of Bardahl's Industrial Product Division and includes Biodegradable Grease.

Orthodontist Smiles At New Offices

Longview - A local orthodontist has new offices, thanks to general contractor Schlecht Construction. The $523,00 project broke ground in February and was completed in June.

The work included labs, offices, operating rooms, open work areas, a staff lounge, and a waiting room, in addition to sidewalks, entrances, and landscaping.

A full-service design-build contractor with offices in Kelso and Vancouver, Schlecht Construction has served clients throughout the Pacific Northwest since 1965.
